Affordable Housing & Development

Expanding homeownership must be a top priority for Nevada families who are increasingly being priced out of the American Dream. Nevada is unique in that more than 80 percent of our land is controlled by the federal government, severely limiting the amount of land available for housing development. By working closely with President Trump and Congress, we can return appropriate federal lands to state and local control, creating new opportunities for responsible residential development. Increasing the supply of available land will help lower costs, encourage competition, and make homeownership more attainable for working families.

At the same time, Nevada must modernize and streamline its permitting and approval process. Excessive regulations, bureaucratic delays, and lengthy environmental reviews often add months or even years to construction timelines, driving up costs that are ultimately passed on to homebuyers. By cutting unnecessary red tape, establishing clear timelines for approvals, and improving coordination between local, state, and federal agencies, we can accelerate housing construction while maintaining strong safety and environmental standards.

We must also strengthen and expand programs that help first-time homebuyers achieve homeownership. This includes increasing down payment assistance, expanding access to low-interest mortgage programs, improving financial literacy resources, and creating incentives for workforce housing. Young families, teachers, healthcare workers, first responders, and other essential members of our communities should have a realistic path to purchasing a home in the neighborhoods they serve.

Finally, we must address the growing influence of large hedge funds and institutional investors that use access to cheap capital to outbid Nevada families for homes. These corporations often purchase large numbers of single-family homes, reducing inventory and driving up prices. Nevada should pursue policies that level the playing field for individual homebuyers, increase transparency in large-scale property acquisitions, and discourage market manipulation that puts homeownership further out of reach. Homes should be for Nevada families first, not investment portfolios.

These steps will make the American dream great again.
